The building is designed as a multi-purpose residential building, with commercial units on the ground floor and apartments on the upper levels. The shops can be accessed directly from the street and from the ground-floor garage, while pedestrian and service traffic are separated.
A parking garage will be created partly on the ground floor and on one basement level, with 191 residential parking spaces in total. The residential levels can be reached from the garage by lift and staircase, while the ground-floor parking spaces will serve customers of the shops.
The building will be constructed with a reinforced concrete slab foundation supported by piles, a monolithic reinforced concrete column frame and statically designed reinforced concrete walls. The circulation cores, lift shafts and floor slabs are also reinforced concrete structures.
Yes. The apartments are arranged on the upper levels around inner courtyards, and parts of the roof surfaces will be designed as communal rooftop garden areas. This creates a calmer, more sheltered inner environment while keeping urban life close by.
The apartments will be completed in four different interior styles. Ceiling heights vary between 2.66 and 2.80 metres, living rooms receive wood-effect flooring, while bathrooms and toilets are finished with durable ceramic tiles.
Apartment facade windows and doors will be plastic structures with triple-layer thermal glazing, prepared for roller shutters. The facade will include thermally designed insulation, a Dryvit system, cladded surfaces and anti-graffiti grey porcelain stoneware cladding on the street-level ground-floor zone.
Heating and cooling will be provided by ceiling surface heating and cooling panels operated by a heat pump system. Bathrooms will include electric towel radiators and supplementary floor heating, while enclosed internal rooms will be ventilated through local exhaust fans.
Each apartment will have a 1×32 A electrical supply. Modern fittings, ceiling light outlets in each room, kitchen appliance connection points, outdoor sockets and a weak-current TV / telephone / internet connection block with CAT6 cabling will be installed.
