Every apartment is delivered with built-in furniture in the entrance area, bathroom, and kitchen — kitchen appliances are included in the purchase price. Living rooms and bedrooms feature wood-effect floor finishes, while bathrooms are tiled with durable ceramic wall and floor coverings. Entrance doors are multi-point locking, fire-rated security doors with a wide-angle viewer; internal doors are post-installed with decorative foil or HPL finish.

Wall structures and structural build-up

The basement levels are formed by reinforced concrete retaining walls and columns, while the above-ground structure consists of reinforced concrete columns, reinforced concrete walls, and reinforced concrete core walls around the staircase and lift areas. The apartment separating walls are built from 30 cm thick Silka sand-lime brick masonry. Both the reinforced concrete and masonry wall structures are provided with thermal insulation systems sized in accordance with the applicable thermal performance requirements. Internal partition walls within the apartments are built from 10 cm thick Porotherm elements, with plasterboard lining walls or dry partition walls used where required for mechanical and electrical installations.

Roof structure and façade concept

The building is designed with a non-accessible flat roof. The roof build-up includes waterproofing and a gravel ballast finish. The street-facing façade is designed with a mounted cladding system, while the courtyard façade is finished with a white ETICS-type insulated render system. The façade concept aims to provide a contemporary inner-city appearance while remaining compatible with the surrounding urban environment.

External openings, balconies, and loggias

The external windows and doors are aluminium structures with triple-glazed thermal and acoustic insulating glass, with a Uw value of 1.0 W/m²K. The garage door is a horizontally sectional overhead system. Balconies and loggias are finished with slip-resistant gres tiles, and the balustrades are made of safety glass. The design aims to ensure durable, contemporary, and visually clean quality in the exterior spaces as well.

Two basement garage levels are built below the building, providing 28 parking spaces per level, for a total of 56 spaces. Vehicle circulation is handled by two car lifts, with a manoeuvring and waiting area in front of them to ensure safe use. The masonry wall surfaces in the garage are painted, while the exposed industrial concrete surfaces are finished in a uniform light colour. Selected parking spaces will be equipped with electric vehicle charging capability in a managed, power-controlled system, although regulatory requirements do not allow this installation at every parking position.

Heat supply, radiant heating, and radiant cooling

Heating and cooling in the apartments are provided by water-based ceiling-integrated panels operating as radiant ceiling heating and cooling. The heat supply is provided by a heat pump, which is an efficient solution for this type of system. Bathrooms are also equipped with electric towel radiators and supplementary underfloor heating. The system operates with smart controls; due to the radiant principle, there is no forced air movement, and in cooling mode the air is not dried out. A characteristic of the technology is that it reacts more slowly to large temperature changes, but it can maintain the set indoor temperature with low energy demand.

Ventilation, air handling, and electrical infrastructure

General apartment ventilation is ensured by a continuously operating central exhaust system. Fresh air enters through humidity-sensitive air inlets integrated into the façade windows, while exhaust air is regulated according to humidity levels and handled in grouped systems on each level by controlled rooftop fans. Acoustic separation in the duct network reduces sound transmission between apartments. Intermittent kitchen ventilation can be connected to vertical ducts led above the roof, allowing cooker hoods to discharge directly outdoors. Each apartment receives a 1×32 A electrical supply, all living areas are equipped with TV, telephone, and internet connection blocks wired with CAT6 cabling, and selected apartment functions can be controlled through a smart home system via mobile application.
